OUR SERVICES

Administrative Services

On behalf of the Board, we will, among other things:

  • Prepare and mail correspondence to owners
  • Maintain and store Association official records
  • Obtain quotes for and maintain insurance policies
  • Coordinate and attend Board and annual meetings
  • Handle  acquisition of bids for repairs and services
  • Coordinate special mailings, including coupon book and pool and parking passes
  • Interact with city/county/state officials as needed
  • Handle trash reimbursement with the city (if applicable)

 

Financial Services

Our staff will provide timely financial reports which can be tailored to suit the individual needs of your community.  Your financial affairs will be handled in strict accordance with accepted accounting practices and applicable New Jersey law. 

Our financial services include:

  • Bank deposits
  • Collection of maintenance fees and special assessments
  • Budget analysis and preparation of reserve schedules
  • Cooperation with attorneys on collection matters
  • Preparation of monthly financial reports including:
  1. Profit and Loss Statements
  2. Balance Sheet
  3. Check Register
  4. Deposit Register
  • Review and pay invoices
  • Prepare and send monthly financial statements to the Board in a timely fashion
  • Issue late notice to delinquent owners
  • Gather records for accountant to aid in preparation of tax returns

Operational Services

Operational services may include but are not limited to:

  • Act as a resource for Homeowner questions, complaints and suggestions
  • Compliance with the governing rules and regulations
  • Attendance at Board meetings
  • Coordination of projects ranging from ordinary maintenance to major repair
  • Management of onsite services by outside vendors including:
  1. Pool Maintenance and contracts
  2. Janitorial Services
  3. Irrigation
  4. Pest Control
  5.  Utilities
  6.  Alarms and elevators
  • Management of general repairs and maintenance by outside vendors including:
  1. Carpentry
  2. Electrical
  3. Plumbing
  4. Mechanical
  5. Inspection by officials
